  • OVERVIEW – CapitalRise provided a loan to the Borrower in 2023, which was used to submit planning permission on the site known as Bodens Cottage. Since then, the Borrower has successfully achieved planning for a large basement scheme in addition to the granted permitted development for two outbuildings on the site. Investors in this new loan will provide funding to refinance the CapitalRise debt and provide equity release to the Borrower.
  • LOCATION – The Property is located in Ascot, Berkshire, within the Royal Borough of Windsor and  Maidenhead. Bodens Ride can only be accessed via electric gates, which provide access to Swinley Forest Golf Club. Situated approximately 25 miles (40km) west of central London, it is easily accessible by road via the A329 and A332 highways. The nearest train station to the property is Ascot Station, providing rail connections to London Waterloo and other destinations. The location is surrounded by green spaces and parks. Ascot Park and Englemere Pond are nearby. The Property is in close proximity of Ascot Racecourse.
