  • OVERVIEW – CapitalRise provided a development loan in 2022, which has been funding the development of 26 new build houses on the site in Colchester. The Borrower has successfully sold five of the units, ahead of schedule, which allowed CapitalRise Tier 1 investors in the previous development loan to receive two early partial repayments. They have also exchanged on a further 13 units with more in pipeline. CapitalRise has refinanced the outstanding balance of the previous loan onto a finish and exit facility, repaying all investors in the original loan in full and ahead of the estimated term. This new finish and exit loan will be used to complete the small amount of remaining development works, sell the properties, and provide some equity release to the Borrower. This loan will be secured against the 21 remaining units, of which 9 have already reached practical completion and the remaining 12 just require the snagging and externals to be completed.
  • LOCATION – The Site is located in Colchester, Essex. Colchester benefits from having a number of amenities in the surrounding area which are ideal for the types of end buyers of the proposed development. The area also benefits from having extensive transport connections.
