CapitalRise Launches New Stabilisation Finance Product with Portfolio of Assisted Living Projects

CapitalRise, a leading development finance provider, has launched a new Stabilisation finance product, which also marks a significant expansion into the assisted living sector. This new portfolio of loans includes Acquisition, Development and Stabilisation funding for projects across Eastern England, a geographical area that CapitalRise is now also actively lending in for the first time. The loans support adult specialist care provider, Liaise, with its programme of new assisted living homes.

Supporting Developers with New Stabilisation Product Offering

With this portfolio, CapitalRise has introduced a new Stabilisation finance offering to the market. These financing solutions are intended for revenue-producing assets, which require time to reach income stabilisation and positive cash-flow. The firm’s Stabilisation solution complements its Development, Mezzanine and Bridging products, to provide borrowers with a full lifecycle of financing options.

CapitalRise’s latest partnership with Liaise will see the funding of a portfolio of around six new projects throughout 2025, that will deliver high-quality care accommodation for individuals with learning disabilities, autism and other complex needs.

The funding provided by CapitalRise will include a mixture of both Development and Stabilisation loans, helping to meet the immediate financing needs for these much-needed assisted living homes.

New Developments in Assisted Living

This represents a new property asset class for CapitalRise, which has typically lent in the purely residential sector – as the firm continues to diversify its loan book.

The loans will enable Liaise, a prominent developer and operator of specialist care homes, to continue its ambitious growth plans. Liaise currently operates over 45 care homes across London, the South-East, and East Anglia.

Supporting Key Projects

Some of the key projects in the lending portfolio include:

  • Upwell Road, Cambridgeshire: CapitalRise is funding the conversion of the property into four self-contained flats, designed for adults with complex support needs.
  • Peterborough Road, Peterborough: A completed new-build care property, against which CapitalRise has provided a Stabilisation loan to support its operation.
  • There is a strong pipeline of further portfolio projects in H1 2025.
